Urban Investment Research Corporation (UIRC) is a private direct investment, management and real estate operating company.

By applying its discrete market knowledge, its broad real estate experience across multiple asset types and its vertically integrated platform (investment/finance, management, and leasing), UIRC has assisted our clients in the investment, development, management, and disposition of many millions of square feet of industrial, office, and institutional buildings.

•                UIRC’s key executives together have more than 100 years of investment and real estate operations experience. UIRC currently controls approximately $300 million in assets, and has invested in and developed properties in 17 states.

•                UIRC’s traditional and current partners include regulated union pension funds, ProLogis (an international industrial REIT), life insurance companies, foundations, and several prominent high net worth families and individuals.

Today, UIRC maintains dedicated property management, leasing, construction, and finance expertise, and manages in excess of 2.45 million square feet of commercial space located in several states (with in excess of 1.8 million square feet owned by UIRC or affiliates in whole or part).

Aside from our traditional real estate investment/asset management services, UIRC currently maintains two primary programmatic investment platforms.  These platforms are:

“The Last Mile” Industrial Platform

This platform, in existence since the early 1990s has acquired and successfully repositioned more than 2+ million square feet of formerly obsolete urban manufacturing space into approximately 1.25 million square feet of “Last Mile” logistical space.

GSA Investment Platform

Active in the government leased market for going on twenty years. UIRC, through our affiliate UIRC-GSA Holdings, LLC is one of the largest owners of GSA leased real estate in the country. UIRC-GSA currently control 40+ GSA leased properties across the continental United States.

The Principals

S. Bismarck (Biz) Brackett 

A licensed real estate broker since the 1980s, Mr. Brackett founded S.B. Brackett & Company in 1991, to offer brokerage services within Chicago’s industrial property market.  Soon thereafter, Mr. Brackett added environmental remediation and property management services to his firm’s capabilities, re-branding his company as Urban Investment Research Corporation (“UIRC”) in 1996.  UIRC’s principals began to purchase properties on their own account in 1995 which, over time, led to the primary refocusing of UIRC’s resources to the management of its internal portfolio, in addition to its third-party work.    Mr. Brackett is a graduate of Loyola University.

David Peluso

Mr. Peluso joined The Anderson Schroud Group, offering brokerage services in 1993.  At The Anderson Schroud Group, Mr. Peluso’s primary focus was the leasing and sale of office and industrial real estate.  In 1995 Mr. Peluso worked with AT&T as a consultant for the leasing of real estate on behalf of AT&T.  In 1996 Mr. Peluso joined Urban Investment Research Corporation as a principal and president of their real estate division.  Since 1996 Mr. Peluso’s primary focus has been the purchase and leasing of Urban Investment Research Corporation’s real estate portfolio.  In addition, Mr. Peluso does all of the leasing for Urban Investment Research Corporation’s third-party clients.  Mr. Peluso is a graduate of Illinois State University.

Eric Warden 

Mr. Warden joined UIRC in 1998 as the construction and property manager.  Mr. Warden has been responsible for the redevelopment and the management of UIRC’s and its affiliates’ properties since that time.  Currently Mr. Warden oversees the operation of the entire UIRC portfolio.  Prior to UIRC, Mr. Warden was a small business owner and is a graduate of DePaul University.

Edward Rutledge 

Mr. Rutledge joined UIRC in 2008, after several years of sourcing capital for UIRC as a mortgage broker with Draper and Kramer.  Prior to his time at Draper and Kramer, Mr. Rutledge was a manager at Charter Consulting, where he led management consulting assignments at organizations such as CNA Insurance, BNP Paribas and the Federal Reserve Bank of Chicago.  Mr. Rutledge also spent three years in Amsterdam with ABN AMRO Asset Management, where he served alongside ABN AMRO’s Country Managers on the Global Business Development Committee.  Mr. Rutledge is a graduate of Miami University (Ohio).
